We help clients who have relatively small amounts of money to earn good interest. We use a nominee company in a procedure designed and regulated by the New Zealand Law Society. Our nominee company holds mortgages on behalf of investors who contribute to fund the loans. All financial transactions relating to the loans go through our trust account.
The borrower pays interest to us and we distribute it to the contributors. Individual contributions to a loan may range from $1,000 upwards and loans are usually for two to three years.
The lending procedure: Initially, an investment proposal is submitted to clients we know have funds available. We include a copy of a registered valuer's report. The proposed loan will be within the valuer's reccomendation. If clients wish to contribute to the loan, they sign an authority and send their contribution.
Who pays? The borrower pays us for arranging the finance, preparing the documents and discharging the mortgage when the loan is repaid. We are paid commission on the interest collected. No charge is made against the principal sum nor are contributors charged for having their funds placed in a loan. Contributions currently earn at least 6.8% pa net of our commission. Higher rates are negotiated for second mortgage investments.
Direct lending: If you have, say, $60,000 to invest, we can assist you to lend that amount directly on mortgage security in your own name, without going through our nominee company.
